Dallas Area Ranked Second Last Month in Homes Sold, Active Listings

With more and more Californians and other blue-staters fleeing to Texas, the Dallas area came in second in terms of homes sold and new listings last month, according to a recent data drop by the real estate company Remax.

As previously reported by The Dallas Express, North Texas has been experiencing boom times in terms of population and business growth in recent years. However, much of that influx has been enjoyed by the cities and suburbs surrounding the DFW’s flagship city as Dallas has been suffering from a constellation of detrimental forces, such as burdensome regulations, high crime, rampant homelessness, and low-quality public schools. Nevertheless, Dallas saw a modest rebound in population, according to the last census.

It’s in this context that the Remax data adds a bit of a twist, with plenty still coming and others seemingly picking up and leaving. Here’s what a report by WFAA had to say:

“In Dallas, 8,444 transactions were closed in April, up from 7,8685 last year, according to Remax. There were also more than 13,000 active listings in Dallas last month, an almost 31% jump from last year when there were 10,175.

“Nationally, new listings in April climbed 6.3% month over month and 18.2% over last year across the 50 metro areas surveyed for Remax’s National Housing Report. Remax’s National Housing Report is based on multiple listing service (MLS) data for 50 markets surveyed across the country.

“The Remax report also shows active housing inventory in Dallas is up 49% year over year and home prices are up 1.5% from last year. The median home price in the Dallas area was $405,000.”
