Construction of multifamily residences at a master-planned development in Celina is set to begin in September, according to a state filing.
Located at Preston Road and East Malone Street downtown, the units will encompass almost 291,000 square feet at Northside at Rollertown. It is one of more than 140 planned developments in Celina since 2002.
The projected construction cost of Phase 1 of the development is $35.3 million and comes with an expected delivery date of October 2026. Frisco-based Rockhill Capital & Investments is behind the 130-acre development, and “Celina 17, LLC” is listed as the project owner on the filing — address listed for the company is that of Orison Holdings of Denton. Orison’s portfolio includes residential and commercial properties — all but one of them in Denton.
Northside at Rollertown, according to Celina documents, will be divided into parkland and trails, a residential district — village, cottage, townhome, and casita — and an urban village.
Rockhill is also developing Heritage Ranch in Sherman alongside Covenant Development, as The Dallas Express recently reported. The 440-acre master-planned community is located at U.S. 75 and State Highway 82 and at full build-out will include more than 750 single-family homes, with parks, ponds, trails, a community pool, and commercial, retail, and entertainment space.
Phase 1 of that project includes the residential development of Heritage Ranch. Encompassing 171 acres, houses will be built by Highland Homes and K. Hovnanian Homes on lots ranging from 40 feet by 120 feet, 50 feet by 120 feet, and 60 feet by 120 feet. Prices for the homes start at around $450,000.
The commercial development of Heritage Ranch will span about 254 acres north of State Highway 82 between Plainview Road and Heritage Parkway. A 112-acre entertainment district is also planned for Heritage Ranch.
