Irving-based apartment builder JPI recently broke ground on the first phase of a new development project that will add hundreds of multifamily homes to North Texas.

Jefferson Loyd Park is an upcoming 25-acre Class A development in Grand Prairie at State Highway 360 and Prairie Waters Drive. It will feature 450 multifamily units between Debbie Lane and Broad Street, conveniently located near both Loyd Park and Joe Pool Lake.

The project’s first phase will include eight three-story walkup buildings with urban-style architecture and amenities such as a resort-style pool and fitness center.

JPI is excited about the project and its location in Grand Prairie, according to Blake Taylor, senior vice president and regional development partner for the firm.

“Not only are we able to bring a substantial number of homes to a growing area, but in such a unique location,” Taylor said in a news release. “Jefferson Loyd Park will provide residents with a place to call home that is urban yet has easy access to Loyd Park and Joe Pool Lake. It’s the best of both worlds.”

Now that the project is officially underway, JPI CEO Payton Mayes said he looks forward to developing a rental community that will stay desirable to residents in the future.

“We’re grateful to the city of Grand Prairie for their partnership on this project, and to so many others who helped it come to life,” Mayes said in a statement reported by The Dallas Morning News.

“As an organization, JPI is focused on building great communities that people want to live in. Jefferson Loyd Park is a prime example of that commitment, and no doubt will make a lasting impact.”

Grand Prairie Mayor Pro Tempore John Lopez has become well acquainted with JPI’s workmanship over the last 18 months. He said the apartment builder has demonstrated sound quality, attention to detail, and a strong work standard.

“Our priority is to enhance the quality of life for the community, and we believe that this new project will do just that by bringing top-of-the-line mix-use housing to an area of town that has so much to offer,” said Lopez, who serves the city’s fourth district.

In total, JPI has over 9,300 apartment homes in development, with 7,600 homes under construction. More than 6,000 of those under construction are in North Texas alone.

Happy State Bank served as the project’s lender, Architecture Demarest designed the project, and Kimley Horn is its civil engineering firm.

The first phase has an expected completion date of January 2025. Phase two will feature 352 additional homes and is set to begin construction before the end of 2023.
