The Hill, a North Dallas shopping center, is ready to embrace a new chapter as its owners look to infuse urban residential flair into its blueprint.

According to an application to rezone the lot owned by North Carolina-based Asana Partners, the plan is to convert the 200,000-square-foot retail center into a mixed-use development.

This strategic move aims to create a comprehensive living hub in one of Dallas’ bustling corridors, as The Hill is nestled at the advantageous intersection of North Central Expressway and Walnut Hill Lane.

It is also close to DART’s Walnut Hill rail station, making it possible to establish the new urban apartment community as pedestrian-friendly.

“The applicant’s intent is to gradually redevelop the entire property in phases over time, ultimately leading to a dense, walkable, mixed-use development with immediate access to transit,” the City filings read, according to The Dallas Morning News. “In addition to the overall rezoning of the property, the first phase of this redevelopment is included in this request and includes multifamily with structured parking.”

As for how many multifamily units will be built, the number depends on whether they will be priced at the market rate. If so, approximately 1,200 units will be included in the 20-story plans. If mixed-income units are included, the number of units could be increased to 1,740.

Dallas City Council Member Omar Narvaez argued in April that the municipality “desperately needs” to develop more mixed-income residential housing options, as previously reported in The Dallas Express.

Yet some have criticized the City’s attempts to provide residents with low-income housing.

For instance, the CEO of nonprofit Builders of Hope has urged for more private investment and community-backed initiatives for low-income renters given the City’s seemingly burdensome and ineffective housing policies, as The Dallas Express reported.

Indeed, Asana Partners is no stranger to Dallas, with the property giant also holding several key interests in Deep Ellum and Victory Park.

The property in North Dallas is just shy of 20 acres and will be expanded by WDG Architecture.
