New Local Apartment Complex Coming

As part of one of the fastest-growing markets in North Texas, Melissa will soon be seeing another new apartment development.

Melissa Land Development LLC, a Frisco-based development partnership, is planning a 330-unit apartment community.

This is not the only apartment complex being planned in Melissa, with other communities in Collin County being built by developers such as HighPark Capital and Alliance Residential, among others.

Melissa is located just north of McKinney and has seen huge population growth, nearly doubling its figures in five years.

Jay Northcut, mayor of Melissa who first moved to the town from Plano in 2001, spoke to The Dallas Morning News about the city’s spike in residents. When he first moved here, the population was only 2,000.

“McKinney at that time was starting to take off, so we knew that the development would eventually make it up here,” Northcut said. “The beauty of all this to me, when we talk about the massive growth and the sudden growth, is despite all that, I can say that we were never unprepared, that the planning that was done, the tedious planning that was done from years past, made us ready for that.”

As previously reported by The Dallas Express, the entire Lone Star State has become a magnet for people from across the U.S. Over 50,000 people arrived from California alone between 2018 and 2019 — many of whom were millennials, drawn by lower costs of living.

Consequently, there is robust demand for rentals in North Texas, especially in the Dallas-Fort Worth metroplex, which is one of the most competitive rental markets. Amid an unprecedented rental boom, 65,000 new units are coming soon to Dallas-Fort Worth.

In Melissa, the plan, according to documents filed with the state, is to build the new $51 million apartment complex at Melissa Road south of Highway 121.

With Dallas-based designer Ebarb + Guest Architecture leading the way on the design of the rental community, it is expected to begin construction sometime in March and should take two years to complete.

The apartment complex will consist of a pool as well as a community center for amenities.

It will have 10 buildings in total with three stories.
