On Wednesday, developers confirmed a plan for a $3 billion, 112-acre community to be built in the former Wade Park site in Frisco.
Planned at Dallas Parkway and Lebanon Road in Frisco, “The Mix” community will include 3 million square feet of housing, approximately 2 million square feet of office space, 375,000 square feet of retail, and two hotels, according to the development team. New York-based JVP Management is the master developer for the project.
“Our vision for The Mix is to create a community that embraces the diversity of Frisco,” JVP’s Tim Campbell, head of The Mix, said in a statement. “At The Mix, you’ll enjoy and interact with a mosaic of thoughtful architecture and vibrant green open space. We want every view to be a beautiful one.”
With plans to break ground on December 22, the first phase of The Mix will focus on developing 28 acres on the northern end of the site. This first phase is expected to be completed in 2026.
The first phase will include a 40,000-square-foot grocery and 60,000 square feet of additional retail space. The developer is in the process of signing a lease with a grocery store but has yet to announce which company it will be.
“We’d like to get some headquarters here, get large tenants and bring new jobs, high-paying jobs to Frisco,” said Campbell, commenting on the retail space.
As Frisco has attracted big employers such as Scottish Rite for Children and Baylor Scott & White, the development team decided to include a 120,000-square-foot medical office building with a garage.
The undertaking will also comprise a combination of rental and for-sale housing. Housing options will include townhomes, high-rises, and apartments. “There will be some of everything,” Campbell said. “We’ve really challenged our designers to create something with the residential that’s different from everything else that’s in North Texas.”
The community will have 20 acres of open green space and will be built around a 9-acre central park designed by OJB, the landscape firm that designed and developed Klyde Warren Park in downtown Dallas. The park will have a performance pavilion, playgrounds, promenades, and a pond.
“We admire what Frisco leaders have achieved and their vision for the future. We’re all excited to make The Mix a reality and an integral part of the incredible community of Frisco,” said Campbell.
In October, the Frisco Planning and Zoning Commission approved a conveyance plat for the property. Development on the location has been stalled since 2017.
But they can not build an animal shelter.
